Pittsburg, CA • Serving East Contra Costa County
Choosing a home is a major decision. It’s not just about submitting an application — it’s about understanding the space, the neighborhood, and whether the home truly fits your needs.
At Croskey Real Estate, the leasing process is designed to be clear, structured, and respectful of that decision. That’s why the process begins before any application is submitted.
The Process Starts With Showings
Before applying, prospective residents are encouraged to tour the home and explore the surrounding neighborhood.
Seeing the home in person — the layout, the light, and the flow of the space — helps renters decide whether the property feels right. Getting familiar with the area is just as important, since this is where daily life will happen.
Starting with showings helps avoid rushed decisions and ensures applications are submitted with confidence.
To support this experience, Croskey Real Estate uses secure leasing technology powered by RentEngine, combined with real human support.
How Showings Work (and the Technology That Supports Them)
Once a showing is requested at https://croskeypm.com/properties, the tour is scheduled based on the property’s availability. Depending on the home, showings may be self-guided or accompanied by a leasing professional.
After scheduling, prospects receive clear instructions on the showing details and access guidelines via text message before arrival.
When arriving at the property, prospects confirm their arrival through a secure link on their phone. For some homes, location verification is used to ensure access is granted only when the prospect is physically at the property. This allows flexibility for renters while maintaining security for the home.
If any issues arise during access, guidance is available immediately, and the leasing team is alerted if assistance is needed.
Once inside, prospects are free to explore the home at their own pace. This time is intentional and unhurried, allowing renters to understand the space and the neighborhood without pressure.
After the showing, prospects are prompted to choose their next step:
✔ Request an application
✔ Indicate they are still deciding
✔ Note that the home is not the right fit
Based on that choice, follow-up happens automatically so communication remains clear and consistent.
Throughout the showing stage, communication is always active. RentEngine’s AI provides immediate, human-like responses to calls and messages, while Croskey Real Estate’s real bilingual leasing agents assist directly in English and Spanish when available. When agents are unavailable, the AI continues the conversation seamlessly until a team member steps in.
Submitting the Rental Application
Once a showing confirms the home feels like the right fit, the application process begins.
Rather than having to search for the application link on your own, prospective residents receive a direct text message with the application link after indicating their desire to apply. This message is sent through Croskey Real Estate’s leasing system, making it easy to access the correct application for the specific property.
Each adult over the age of 18 must complete their own application. The application is completed online and is tied to the home that was toured, helping ensure accuracy and a smooth review process.
What Happens After You Apply
Once an application is submitted, it moves into a structured review process supported by technology and human oversight.
Initial Review & Income Verification
(Up to 1 business day)
The first step is reviewing submitted documents to confirm completeness and verify income information. This ensures the application is ready to move forward.
Employment & Landlord Verifications
(1–2 business days)
Employment and previous landlord verifications are sent by email first. This allows contacts to respond in writing and helps keep documentation clear and consistent.
Because these responses come from third parties, timelines can vary. If responses are delayed, follow-up attempts may be made by phone.
Identity & Document Review
Applications also go through additional review steps to confirm:
✔ Identity details are consistent
✔ Submitted documents are complete and authentic
These steps help ensure applications are reviewed fairly and consistently across all applicants.
For applicants receiving housing assistance, such as Section 8, alternative documentation may be reviewed to demonstrate ability to pay rather than relying solely on traditional financial history.
Application Decision & Next Steps
Once all required information has been received and reviewed, the application decision is finalized. Applicants are notified of the outcome, and next steps are shared when applicable.
Applicants receive a secure link during the process that allows them to monitor application status and respond quickly if additional information is requested. Staying responsive helps prevent unnecessary delays.
Why This Process Matters
Starting with showings allows renters to make informed decisions. Clear timelines help set expectations. Email-first verifications support accuracy. And technology paired with real people ensures communication is never lost.
At Croskey Real Estate, the goal isn’t just to move quickly — it’s to create a leasing experience that feels organized, transparent, and predictable, from the first showing to the final decision.
